Terms & Conditions

Welcome to Shed Express. These Terms & Conditions apply to purchases, orders, deliveries, installations, quotes, and other services provided by Shed Express. By placing an order, making a payment, signing a purchase agreement, or accepting delivery, the customer acknowledges and agrees to the applicable terms below.

1. Quotes & Pricing

All quotes are based on the information, specifications, delivery location, and options provided at the time the quote is prepared. Prices are subject to change until an order has been accepted and any required deposit or payment has been received.

Taxes, permits, site preparation, upgrades, additional delivery charges, and other services may be charged separately unless specifically included in the written quote or purchase agreement.

Website, social media, and advertising prices are subject to change and may not reflect every available option, upgrade, delivery condition, or applicable tax.

2. Orders & Deposits

An order is considered confirmed once all required documentation has been completed and any required deposit or payment has been received.

Custom-built or special-order buildings may require a non-refundable deposit. Changes requested after an order enters production may result in additional charges and could extend the estimated completion or delivery date.

Customers are responsible for carefully reviewing their order specifications, including building size, style, colors, doors, windows, options, and other selected features before approving the order.

3. Building Measurements & Appearance

Building dimensions are nominal and may vary slightly due to construction methods, materials, roof overhangs, trim, or other design characteristics.

Photos, renderings, samples, and online images are intended for general representation. Actual colors, wood grain, textures, materials, and finished appearance may vary.

4. Delivery & Setup

Free or included delivery and setup applies only when specifically stated and is subject to the applicable delivery area, building type, accessibility, and site conditions.

The customer is responsible for providing a safe and accessible route from the roadway to the installation location. This includes adequate clearance from trees, fences, gates, buildings, power lines, septic systems, landscaping, soft ground, steep grades, and other obstacles.

Additional charges may apply when special equipment, additional labor, excessive blocking, return trips, alternate delivery methods, or other accommodations are required.

Shed Express and its delivery personnel reserve the right to postpone or refuse a delivery when site or weather conditions could create an unreasonable risk of property damage, equipment damage, personal injury, or unsafe installation.

5. Site Preparation

Unless otherwise agreed to in writing, the customer is responsible for preparing the installation site before delivery.

The site should be reasonably level, accessible, stable, and capable of supporting the building. Any grading, gravel pads, concrete work, drainage improvements, tree removal, fence removal, utility relocation, or other site preparation is the customer's responsibility unless included in the purchase agreement.

Additional leveling or blocking beyond the standard installation may result in additional charges.

6. Underground & Overhead Utilities

The customer is responsible for identifying and disclosing septic systems, drain fields, irrigation systems, underground utilities, private utility lines, electrical lines, plumbing, wells, and other underground or overhead hazards that could affect delivery or installation.

The customer must ensure adequate overhead clearance from electrical lines, communication lines, trees, structures, and other obstructions.

7. Property Access & Damage

Customers are responsible for ensuring that Shed Express has permission to enter and perform delivery or installation activities on the property.

Delivery of large structures requires heavy vehicles and equipment. While reasonable care will be taken, the customer understands that normal delivery operations may affect grass, gravel, driveways, landscaping, or other portions of the property, particularly during wet or soft-ground conditions.

8. Permits, Zoning & Property Restrictions

Unless specifically agreed otherwise in writing, the customer is responsible for determining and obtaining all required permits, zoning approvals, HOA approvals, setbacks, inspections, foundations, tie-down requirements, and other local approvals before delivery.

Shed Express does not guarantee that a particular building or installation will satisfy every local zoning ordinance, building code, HOA rule, deed restriction, or other property requirement.

9. Delivery & Completion Dates

Any production, installation, or delivery date provided by Shed Express is an estimate unless expressly guaranteed in writing.

Weather, manufacturing schedules, material availability, transportation issues, site conditions, permitting, and circumstances outside the reasonable control of Shed Express may affect completion or delivery dates.

10. Cancellations, Changes & Refunds

Cancellation and refund eligibility depends on the type of order, whether the building is in stock or custom-built, whether production has begun, and the terms of the customer's purchase agreement.

Custom orders, special-order materials, completed buildings, and orders already in production may be subject to cancellation fees or non-refundable deposits.

Any approved refund will be handled according to the applicable sales agreement and payment method.

11. Rent-to-Own

Rent-to-Own transactions are subject to the separate terms and conditions of the applicable Rent-to-Own provider.

Approval requirements, payment amounts, term lengths, early purchase options, late payments, repossession, and ownership conditions are governed by the customer's Rent-to-Own agreement.

Any Rent-to-Own information provided by Shed Express for advertising or informational purposes does not replace the customer's official Rent-to-Own agreement.

12. Financing

When financing is offered through a third-party provider, financing approval, interest rates, payments, fees, terms, and eligibility are determined by that provider.

Shed Express does not guarantee financing approval.

13. Warranties

Applicable warranties vary by building manufacturer, product, material, and component. Customers should refer to their purchase documents and applicable manufacturer's warranty for specific warranty coverage.

Manufacturer warranties may contain exclusions, limitations, maintenance requirements, and separate claim procedures.

Damage caused by improper site preparation, flooding, standing water, ground movement, customer modifications, neglect, misuse, accidents, severe weather, or other conditions outside applicable warranty coverage may not qualify for repair or replacement.

14. Customer Modifications

Modifications made after delivery—including electrical, plumbing, insulation, wall construction, structural alterations, roofing modifications, or relocation of the building—may affect applicable warranties.

Customers should verify warranty requirements before making significant modifications.

15. Customer Inspection

Customers should inspect their building as soon as reasonably possible following delivery and report any suspected delivery damage, missing options, or workmanship concerns promptly.

Photos and other documentation may be requested to evaluate a warranty or service claim.

16. Limitation of Responsibility

To the extent permitted by applicable law, Shed Express is not responsible for losses or damages resulting from customer-provided information, inadequate site preparation, undisclosed underground or overhead hazards, permitting or zoning issues, customer modifications, misuse, or circumstances outside the reasonable control of Shed Express.

Nothing in these Terms & Conditions is intended to waive rights or remedies that cannot legally be waived under applicable law.

17. Product Availability

Building styles, sizes, colors, materials, options, manufacturers, and specifications may change or become unavailable without notice. Shed Express reserves the right to substitute materials or components when authorized by the applicable order terms and when necessary due to availability.

18. Website Information

Shed Express makes reasonable efforts to provide accurate information on its website, social media pages, advertisements, and listings. However, typographical errors, pricing errors, outdated photographs, or specification errors may occasionally occur.

Shed Express reserves the right to correct errors and update information when necessary, subject to applicable law and any binding written agreement.

19. Governing Agreements

If these general Terms & Conditions conflict with a signed purchase agreement, manufacturer warranty, financing agreement, or Rent-to-Own contract, the terms of the applicable signed agreement will control to the extent of the conflict.

20. Updates to These Terms

Shed Express may revise these Terms & Conditions from time to time. Changes will become effective when the revised terms are published unless otherwise required by law.

Orders already governed by a signed agreement remain subject to the applicable agreement and terms in effect for that transaction.

By completing a purchase or accepting delivery from Shed Express, the customer acknowledges that they have reviewed and accepted the terms applicable to their transaction.
